Geyser Repairs
in Edenvale

Geyser repairs in Edenvale start at the valves, not at the cylinder. Weak hot water after the street's supply comes back can be grit in a strainer, and a dripping overflow can be a valve. You get the cause and a written price before anything is replaced.

What A Geyser Call-Out Covers

Four faults, and the sign each one gives before anyone climbs into the roof.

  • No hot water at all

The element, the thermostat, or the supply to the geyser. If the breaker trips the moment it switches on, that points at the element or the wiring, and the test says which.

  • Hot water weak, cold water strong

Something is restricting the cold supply into the geyser: a clogged strainer in the cold-water valve, or a pressure control valve that is failing.

  • Dripping from the overflow pipe

A valve letting by. A drip only while the geyser heats is normal expansion; a drip all day is a valve to clean or replace.

  • Water through the ceiling

A burst cylinder or a failed connection. Switch off at the board, close the cold supply valve and ask for a call-out; the emergency page covers what to do first.

Weak Hot Water After The Street Comes Back On

Why a geyser on a burst-prone Edenvale street can lose pressure on the hot side only.

Edenvale's water mains are being repaired a section at a time. The petition reported in July 2026 counted at least five significant bursts on High Road in twelve months and listed recurring bursts in Eastleigh, Edenglen and Highway Gardens.1 Every one of those repairs ends the same way: the main is filled again and the water goes back into the houses.

The first water after a repair carries air and whatever the work shook loose. On its way to your hot taps it reaches the geyser's cold-water valve, the fitting that brings street pressure down to what the cylinder is rated for. Many of these valves carry a fine mesh strainer inside the body, which can be opened and rinsed with water.2 Its job is to stop grit before it gets into the valve and the cylinder.

From a recharged street main to the geyser valve A pipe runs from a patched street main through the water meter and the house stopcock to the geyser's cold-water valve, where a strainer catches grit before the geyser. Mainpatched Meter Stopcock Valvestrainer Geyser Water flows left to right. Grit loosened by the repair stops at the strainer.
Not to scale. On most valves the strainer sits inside the body, behind a cap.

When that strainer clogs, the geyser can only take in water as fast as the mesh lets it through. The pattern is easy to recognise: the cold taps run at full pressure, the hot taps run weak, and a long shower runs out of hot water sooner than it used to because the cylinder is refilling slowly. The element and the cylinder are fine.

The repair is to isolate the geyser, release the pressure, take out the strainer, rinse it and refit it. If grit has also scored the valve seat, the valve can start letting by, and that shows as a steady drip from the overflow pipe; then the valve or its cartridge is replaced. In neither case does the cylinder need to come out of the roof.

After a repair on your street, run a cold tap until the water is clear (the garden tap works well) before anyone opens a hot tap. The dirtiest water then goes down a drain rather than into the valve.

Weak hot water with strong cold water is a valve question before it is a geyser question. Ask for the strainer to be checked first.

How A Geyser Repair Is Priced

No figures on this page. These are the things that move the number you are given.

  • The visit

Confirmed on the phone before booking. It covers the trip and finding the cause.

  • The part, if there is one

Element, thermostat, valve or cartridge, each listed by name and price. A rinsed strainer has no part.

  • Getting to the geyser

A cylinder in a low roof void or above a complex ceiling takes longer to reach safely, and that time is labour.

  • A replacement, only with a reason

A new cylinder is quoted on its own, in writing, with the reason the old one cannot be repaired.

From Cold Shower To Hot Water

The order a geyser call-out follows.

  1. Describe what the hot water does

None at all, weak, too hot, dripping or leaking. That tells the plumber which part to check first.

  2. Valves and electrics checked

The strainer, the valves, the thermostat and the element are tested before the cylinder is blamed.

  3. Price in writing

You see what failed and what it costs to fix before any part is replaced.

  4. Repaired and run hot

The geyser is refilled, heated and checked for drips with you there.

Geyser Questions, Answered

Cost first, then the faults that send people looking for a geyser plumber.

What does a geyser repair cost in Edenvale?

It depends on what failed, which is why the cause is found before a price is given. Rinsing a strainer is labour only. A thermostat, an element or a valve adds the part, named on the invoice. A new cylinder is a separate written quote. The visit fee is confirmed on the phone before booking.

What if the fault turns out to be electrical, not the geyser?

Then you are told so before any plumbing work is charged. A breaker that trips the moment the geyser switches on can be a failed element, which is a geyser part, or a fault in the wiring or the breaker, which is an electrician's job. Which one it is gets tested and explained, so you are not paying a plumber to replace the wrong thing.

Should an old geyser be repaired or replaced?

Repair it while the cylinder is sound. Elements, thermostats and valves are parts made to be swapped. Replace it when the cylinder itself leaks from its body, because a cylinder cannot be patched. You get the reason in writing either way.

Why does my overflow pipe drip?

A short drip while the geyser is heating is usually the valve letting off expansion, which is what it is there for. A drip that carries on all day, or a steady trickle, means a valve is letting by. That can be grit on the valve seat or a worn valve, and the fix is a clean or a new valve, not a new geyser.

My geyser has burst. What do I switch off?

Kill the power to it at the board before anything else. Next, shut the valve on the cold pipe that feeds the cylinder. If you cannot find or reach it, close the stopcock for the whole house. Then ask for a call-out, and keep the water away from light fittings in the ceiling below.

Why is my hot water brown?

If every tap, hot and cold, runs brown after work on the street, it is dirt from the main and it clears by running a cold tap. If only the hot taps run brown or rusty, the cylinder itself needs looking at.

Will a new geyser come with new valves?

The valves are quoted with the cylinder as a set, because a new cylinder on an old valve set takes over the old valve's faults. If you want the existing valves reused, that is your choice and it is written on the quote.

Can you repair a geyser in a complex?

Yes. In a sectional title scheme, check with the managing agent or trustees whether the geyser is the owner's cost or the body corporate's before work starts, and arrange access to the roof space if it is shared.
