Bathroom Plumbing
in Edenvale
Bathroom plumbing in Edenvale has to suit the City's water by-law as well as your taste: a showerhead may deliver at most 10 litres a minute and a toilet may flush at most 6 litres. A mixer's hot and cold are balanced, and every joint is pressure tested, before the tiler closes the wall.
Bathroom Jobs That Get Quoted Here
From one dripping mixer to a stripped-out room.
A new shower or shower mixer
A mixer swapped on the existing pipes, or a new shower with its own supplies and waste. The hot and cold are checked for pressure before the mixer is chosen.
Toilets and cisterns
A new toilet on the existing soil pipe, a cistern that runs or fills slowly, or a toilet moved in a renovation.
Basins, vanities and taps
Taps and wastes fitted to a new vanity, a basin moved, or a leaking trap and flexible connectors under an old one.
Renovation pipework
The first fix before tiling and the second fix after it, quoted as one plumbing job so the builder and the tiler can work around it.
Ekurhuleni's Water By-law Is Already In Your New Bathroom
Flow limits for the fittings you buy, and the balanced supply a mixer shower needs.
A new bathroom in Edenvale has to meet the City of Ekurhuleni's Water Services By-laws, which the council approved in September 2023 and which took effect that November.1,2 They set limits on the fittings themselves. Every showerhead on any premises, homes included, may deliver no more than 10 litres a minute at full flow. A basin tap may deliver no more than 6 litres a minute. A toilet may flush no more than 6 litres, or 6 and 3 litres on a dual flush, and its cistern valve must have an anti-syphon device.1
Those limits matter at the shop, before anything is fitted. A wide rain shower or an imported mixer is sold on its looks, and the flow rate is in the specification sheet, not on the display. Check it before you buy, because a fitting that breaks the by-law is the wrong fitting however good it looks on the tiles.
The by-law also recognises plumbing that is "designed to balance the water pressures on the hot and cold-water supplies to the shower control valve".1 On a high-pressure geyser, the hot water reaches the mixer through the geyser's pressure control valve, held at that valve's setting. If the cold comes straight off the street at a different pressure, the mixer is blending two unequal supplies, and a pressure change on one side makes the shower jump hotter or colder.3
In Edenvale the street side is the one that moves. Rand Water's maintenance programme from 29 May to 19 July 2026 was announced with outages and low pressure for Edenglen, Eastleigh, Dowerglen, Harmelia, Meadowdale and Highway Gardens among others,4 on top of the burst repairs on the town's own mains.5 An unbalanced shower changes temperature every time the street pressure changes, while a balanced one moves both sides together.
The fix belongs in the first fix. The mixer's cold supply is taken from the same regulated side as the hot, so both arrive at the same pressure, and that is done while the walls are still open. Behind finished tiles it means lifting them.
Check the flow rate on the box before you buy a showerhead or a basin tap. Then ask for the shower's hot and cold to be balanced before the tiler starts.

How Bathroom Plumbing Is Priced
What moves the number on a bathroom quote.
The visit
Said on the phone. For a renovation it covers measuring the existing points and the routes for the new ones.
Points that move
A fitting on the same spot is quick. Every supply or waste that moves adds pipe, fall and time, and the quote lists each one.
Opening up
Chasing walls or cutting a floor for a waste is priced with the making good, or left to your builder if they are doing it.
Fittings
Supplied as part of the job or bought by you. The quote says which, and every part on the invoice has its name and price.
How A Bathroom Gets Plumbed
The same four steps for one new shower or a whole room.
-
Site visit and layout
Where each point is now, where you want it, and how far the wastes and supplies have to run.
-
Written plumbing quote
First fix, second fix and any wall or floor that has to be opened, priced separately.
-
First fix and pressure test
Pipes and wastes in, mixer bodies set, and the supply held under pressure before the tiler closes up.
-
Second fix and final test
Toilet, basin, taps and trim fitted after the tiling, then every outlet run hot and cold with you there.
The Rest Of The Water In The House
Hot water, hidden leaks and the drain the bathroom empties into.
-
Geyser installation
A new electric geyser, or a switch to gas or solar
-
Leak detection
Meter creeping with the taps off, damp that never dries
-
Blocked drain clearing
Slow sinks, a backed-up toilet, an overflowing gully
Bathroom Plumbing Questions
The price question first, then the order of work.
What does bathroom plumbing cost in Edenvale?
A single job, such as a new toilet or a shower mixer swapped on the same pipes, is priced as that job once the plumber has seen it. A renovation is quoted from the layout: how many points move, how far the new wastes have to run, and whether the floor or the walls are opened. The visit fee is said on the phone, and the plumbing price comes in writing before anything is chased into a wall.
Does the plumber come before or after the tiler?
Both. The first fix (the supply pipes, the wastes and the mixer bodies set into the wall) goes in before the walls are closed and tiled. The second fix (the toilet, the basin, the taps and the shower trim) goes on after the tiling. Booking the plumber only at the end usually means lifting new tiles.
Can a toilet or a shower be moved to another wall?
Usually, but the waste decides it. A toilet needs a large waste pipe with enough fall to the outside line, so the further it moves from the existing soil pipe, the more floor or wall has to be opened. The site visit measures that before you commit to a layout.
Can you fit taps and a toilet that I bought myself?
Yes. Fitting is priced the same way whoever supplied the item. Keep the boxes and the installation sheets, check that a mixer suits a high-pressure geyser, and know that a fault in a part you supplied is for the shop that sold it, while the fitting work is the plumber's responsibility.
I live in a complex. Who has to approve bathroom plumbing?
Check with the managing agent or the trustees before work starts. Pipes inside your unit that serve only your unit are generally yours, but a waste stack or a supply pipe that serves other units can be the body corporate's, and opening a shared wall or floor can need consent. Ask in writing and keep the reply.
Why does my new shower mixer drip after it is turned off?
Grit on a cartridge or a washer seat is the usual cause on a new mixer, often carried in after the street's water was off and came back. The cartridge is taken out, rinsed and refitted, and replaced only if its seal is damaged.
Is the pipework tested before the walls are closed?
It should be, and it is part of the quoted job here. The new supply pipes are filled and held under pressure for a set time with every joint in view. A joint that weeps is far cheaper to fix while the wall is still open.
Why is my cistern so slow to fill?
The inlet valve has a small filter or a narrow seat that collects grit, and a slow fill is often that. It can also be a partly closed isolating valve under the cistern. Both are quick to check; a new inlet valve is only needed if cleaning does not bring the flow back.
