Kitchen Plumbing
in Edenvale
Kitchen plumbing in Edenvale covers the sink, the mixer and the machines, and the waste that carries all of it to the yard gully. Fat sets in a waste laid too flat, and the City's by-law makes it the owner's problem, so a moved sink gets a waste with steady fall and a way to rod it.
Kitchen Work That Gets Quoted Here
The water in, the water out, and the machines in between.
Sinks and mixers
A new sink or mixer on the existing points, with new isolating valves and flexible connectors where the old ones are tired.
Dishwasher and washing machine points
Where the kitchen or scullery has nowhere to plug a machine in, a cold point with its own valve and a waste for the pump to empty into.
Leaks under the sink
Traps, wastes, connectors and appliance hoses. The drip is traced to its joint before anything is replaced.
A new kitchen layout
Supplies and a waste run to where the sink, the island or the appliances are moving, before the cabinets go in.
A Moved Sink Needs A Waste That Fat Cannot Settle In
Why Ekurhuleni's by-law and Edenvale's own sewers make the waste run the part of a new kitchen to plan.
When a kitchen is redone, the sink often moves: to an island, under a window, along a far wall. The supply follows easily in a small pipe. The waste does not, because it has to fall all the way to the outside gully, and fat leaves the sink warm and sets as it cools along the pipe. A long run laid nearly flat gives it more pipe to settle in.
The City of Ekurhuleni's Water Services By-laws treat that as the owner's concern. They forbid putting anything into the sewer that contains oil, grease or fat capable of obstructing it, and forbid letting grease, oil or fat build up in any trap or drain on the property.1 If a drain overflows because the connecting sewer is blocked, and the City is satisfied the blockage came from that property's drainage installation, the owner or occupier pays the City's fees for clearing it.1
Fat is a named cause in Edenvale's own sewers. When sewage overflowed from manholes in Harmelia Extension One in 2020, the City put it down to foreign objects, coagulated fats and rainwater in the sewer, and said the blockages in Klopperpark and Harmelia came from objects dumped into the manhole line.2
So the waste is planned before the cabinets are ordered. A new kitchen waste takes the shortest route to the gully, keeps a steady fall the whole way, and gets a rodding eye wherever it changes direction, so a build-up can be cleared without lifting the floor. A dishwasher or washing machine waste joins it where its own pump cannot push water back into the sink.
For a home kitchen that cooks in volume, such as a catering business run from the house, ask before you start. The by-law lets the City require an approved grease trap at any premises where, in its opinion, fat is likely to block the sewer.1
If the sink is moving, ask for the new waste's route, its fall and its rodding eye to be on the quote. And wipe pans into the bin before they reach the sink.
How Kitchen Plumbing Is Priced
Four lines on a kitchen quote.
The visit
Said on the phone. It covers looking under the sink and measuring the routes for anything new.
New points
Each new supply or waste is listed on its own, so you can see what moving the sink adds.
The waste run
Its length and fall to the outside line. An island or a far wall can mean opening the floor, priced with the making good.
Parts
Valves, connectors, traps and hoses named on the invoice, whether the mixer and the sink came from us or from you.
How A Kitchen Job Runs
Four steps, the same for a mixer as for a new layout.
-
Describe the kitchen job
A mixer, an appliance, a leak under the sink or a new layout, and whether the kitchen is being renovated.
-
Look and measure
Supplies, isolating valves and the waste route checked before a price is put on it.
-
Price in writing
Each new point, each part and any opening up listed before work starts.
-
Fitted and run
The tap run hot and cold, the appliance put through a fill and a drain, and the cupboard checked dry with you there.
When It Is Not The Kitchen Pipes
Blocked drains, gas hobs and leaks somewhere else in the house.
-
Blocked drain clearing
Slow sinks, a backed-up toilet, an overflowing gully
-
Gas installations
Gas geysers and hobs, new points, moving a line
-
Leak detection
Meter creeping with the taps off, damp that never dries
Kitchen Plumbing Questions
What it costs first, then the appliances.
What does kitchen plumbing cost in Edenvale?
Fitting a mixer or connecting an appliance where the points already exist is a short job, priced once the plumber has looked under the sink. New points, a moved sink or a waste run to an island are quoted from the layout. You hear the visit fee on the phone and get the price in writing before work starts.
Can you connect my dishwasher or washing machine?
Yes. Each machine needs a cold supply with its own tap, so it can be shut off without closing the house, and a waste it can pump into. Where those already exist, connecting is quick; where they do not, the new points are quoted first.
Why is there water in the cupboard under the sink?
The usual culprits are a loose or cracked trap, a waste that has pulled away from the wall pipe, a flexible connector to the mixer that is weeping, or a dishwasher hose. Dry the cupboard, run the tap and look for the first drop. A connector or trap washer is a small part; a split hose behind an appliance is replaced, not taped.
Can a sink be moved to an island or another wall?
Often, and the waste is what decides the cost. It needs a steady fall all the way to the outside line, so a sink moved a long way from the existing waste may mean cutting the floor. That is measured on the site visit before the cabinets are ordered.
My kitchen sink is blocked. Is that this page or the drain page?
A blocked sink is drain clearing, and the blocked drain page covers it, including how to tell a blockage in your line from a sewer that backs up in storms. This page is for fitting, moving and repairing the kitchen's plumbing.
Why does the kitchen sink smell?
A trap that dries out, or a dishwasher waste fitted without a loop or a non-return valve, can let drain air back into the kitchen, and fat that has set in the waste smells as it breaks down. Which one it is shows when the trap and the appliance waste are opened.
Can you fit a gas hob as well?
A gas hob is gas work, which by law is done and certified by an SAQCC Gas registered installer. The gas installations page explains what that involves and how to check the installer's card.
Do you fit a mixer that I bought?
Yes, at the same fitting price. Check before you buy that it suits the pressure in your house, and that its flexible connectors are long enough to reach the isolating valves under your sink without strain.
